A PLUMBERS yard is to be redeveloped as a retail store despite objections from neighbours on Crumpsall Lane.

Nerf plumbers have applied for permission to demolish their existing shed and build a part two storey and part single storey detached shop with a storeroom at the rear and two parking spaces at the front.

The business is at the end of a row of shops including a launderette, a fish and chip shop, a sandwich shop, a newsagent and an off licence and is next door to a detached house.

The owners want to use the forecourt for parking and build a 2ft high brick wall topped with 3ft 3in high railings around the site.

Neighbours complain lorries and cars visiting the business already block their driveway and they are concerned the further development will add to traffic problems.

They also complain that plumbing materials litter the forecourt and the yard at the side of the building creating an eyesore and they are worried about the danger of storing gas, wood and plastic next to their house.

Councillors Richard Leese and Alan Spinks supported the development on condition that storing materials in the open is prevented.

Manchester City Council?s planning officers say the principal of building a new shop on a row of commercial properties is acceptable.

They are also satisfied the proposal will solve the problems of materials being displayed on the forecourt but attached conditions banning the owners from displaying goods out doors.

They also recommended restricting opening hours to 9am to 5pm Monday to Saturday to avoid noise disturbance.
